The Palmiste home plan is the ultimate luxury cottage home plan. An elevated foundation makes it perfect for a coastal lot. The exterior of the home is flanked by columned porches, bay windows and dormers. The mix of siding, cedar shake and a metal roof makes coming home feel like a vacation.
Inside, this coastal floor plan offers 4038 living square feet, five bedrooms and five full bathrooms. An elevator in the home is great for bringing up groceries or as an alternative to using the stairs. The large, vaulted great room maximizes views and creates a grand, open space. The kitchen features an island and breakfast nook. The fireplace in the great room is two-sided, shared with one of the home’s office areas. In the front of the main level is another office, complete with built-ins, and a generous guest suite. To the left of the main level is the master suite - a true oasis. It is complete with separate his and her closets, separate his and her vanities, a luxurious whirlpool tub and a sitting area in the bedroom.
Upstairs, the Palmiste house plan offers three more generous guest suites, each with their own walk-in closet and private bathroom. Two of the guest suites even have their own private decks. In the front dormer, you will find a window seat or a desk and a closet with a stacked washer and dryer. The balcony overlooks the vaulted great room with views beyond.
Other luxuries in the Palmiste are several extra closets throughout, built-ins, a spacious utility room and a beautiful rear elevation. The lower level provides a drive-under garage and an abundance of space for storage.

Our plans do not include engineering for any specific site. Because of the great differences in geography and climate, each state, or municipality may have its own building regulations. Your plans will likely need site specific engineering in order to comply with those local requirements, therefore, we always recommend that you have the plans reviewed by a local structural engineer for compliance.
